August 2025 Market Update

While most reports hit at the start or end of the month, trends are shifting fast enough that we didn’t want to wait.
Here’s a snapshot of what’s happening in Robertson County real estate right now...
I've been tracking "Active" inventory within Robertson County weekly (on Monday's) since April of 2018 and here is something that I'm seeing that we as a local market have not seen in that nearly 7 1/2 years. As of yesterday our current "non-auction", residential inventory was at 418 homes on the market. While that doesn't sound like a tremendous amount of homes given the size of the county, consider this.

What does this mean for you as a buyer or seller?
Well, let's look at the number of homes Sold in that same time, from Jan 1 through Aug 24.

With the exception of jump in 22 and the fall the next year to 853 (those 2 years still averaging 943), the last few years have had a pretty consistent number of homes being sold. Meaning, with the number of homes on the market currently much higher than we have seen, home sales are still staying consistent. This means as a home buyer, you have more inventory to choose from and from a home seller's standpoint, you have more competition and needs to stand out to separate yourself from the pack in order to get your home sold first or you're going to have to play the waiting game which could ultimately lead you to accepting less in the long run.
