How to Sell Your Home During the Holidays in Middle Tennessee

Every year, I talk to sellers who are considering pulling their listing off the market or delaying their sale until after the new year because they assume the holiday season is a bad time to sell. In most cases, I encourage them to reconsider — and most of the time, they are glad they did. Here is the truth about selling during the holidays in Middle Tennessee, and how to do it well.

The Case for Staying Active Through the Holidays

The holiday season thins out both buyers and sellers — but it does not eliminate serious buyers. The buyers touring homes in November and December are not casual browsers. They have a reason to move, a timeline driving them, and often the financial preparation already in place. Selling to a motivated, deadline-driven buyer frequently produces a smoother, cleaner transaction than navigating the high-traffic spring market with its mix of serious and not-so-serious lookers.

Additionally, with fewer competing listings on the market during the holidays, your home has a better chance of standing out. Less competition is a meaningful advantage that sellers often underestimate.

How to Show Your Home Well During the Holiday Season

Keep decorations tasteful and minimal. Holiday decor can make a home feel warm and inviting — but it can also clutter a space and make it feel smaller. A few well-placed, tasteful seasonal touches work in your favor. A full room of decorations works against you. When in doubt, less is more.

Maintain curb appeal through the season. Fallen leaves, bare landscaping, and gray November skies are the reality of fall showings. Keep your lawn clean, your walkway clear, and your entry well-lit. Exterior lighting becomes especially important as days get shorter and evening showings become more common.

Keep the home warm and welcoming. Buyers who step in from a chilly November afternoon into a warm, comfortable home are immediately more receptive. A comfortable temperature, good lighting, and a clean, uncluttered interior go a long way toward creating a positive first impression in cooler months.

Be flexible with showing times. Holiday schedules are complicated for buyers too. Being accommodating with showing requests — even on weekends or evenings — can make the difference between a buyer who tours your home and one who moves on to the next listing.

When It Makes Sense to Wait Until January

There are situations where waiting until the new year is the right call. If you need significant time to prepare your home, if your personal holiday schedule makes showings impractical, or if you are in a price range or property type that tends to see stronger spring demand, a January listing can make strategic sense. The key is making that decision intentionally — not simply because of an assumption that the holiday market does not work.

The Bottom Line

Motivated sellers and motivated buyers find each other in every season. The holiday market in Middle Tennessee is smaller but more focused, and sellers who approach it with the right strategy and presentation often walk away very satisfied with the result.
