Is Summer a Good Time to Buy or Sell a Home in Robertson County?
With the Fourth of July right around the corner, summer is officially in full swing — and a question I hear a lot this time of year is whether summer is a good time to make a move in real estate. The honest answer is: it depends on your situation. But for buyers and sellers in Robertson County, summer has some real advantages that are worth understanding.

For Sellers: Why Summer Still Works
Spring gets all the attention in real estate, but summer has its own strengths. Here is why listing this summer can make sense:

Motivated buyers are still active. Families who need to be settled before the new school year create genuine urgency in June and July. These buyers are not browsing — they are ready to make decisions.
Inventory is still tight. We have not seen the surge in new listings that would tip the balance toward buyers. If your home is priced and presented well, you are still in a strong position.
Your home shows well. Curb appeal is at its peak in summer — green grass, blooming landscaping, and long daylight hours for showings all work in a seller's favor.
For Buyers: The Summer Opportunity
Summer is actually one of the more underrated times to be a buyer, particularly in July. Here is why:

Some buyers step back. Vacations, summer activities, and general distraction mean you are competing against fewer buyers in July than you were in April or May.
Motivated sellers are real. Sellers who listed in spring and have not yet sold are often more willing to negotiate by midsummer. That can work in your favor.
You can be settled before fall. Buying in July means you can be in your new home, unpacked, and settled before the school year and the busy fall season begin.
What I Am Seeing Right Now in Robertson County
The market heading into this summer is active but measured. Well-priced homes are still moving quickly. Overpriced homes are sitting. Buyers are engaged but selective. It is a market that rewards preparation — for both buyers and sellers.

If you are a seller, the window of summer strength is open but it will not stay open indefinitely. If you are a buyer, the relative lull of mid-July may be your best shot at a less competitive search before fall activity picks back up.
