As we move into August, the Robertson County real estate market is transitioning out of the summer pace and beginning to show early signs of fall momentum. This is one of the most interesting times of year to watch the market — and one of the most strategic times to make a move, whether you are buying or selling.

Where Things Stand Right Now

Inventory across Robertson County remains below balanced market levels, though we have seen a modest uptick in new listings as sellers who held off during peak summer begin to enter the market. Buyer demand has stayed consistent — the pool of active, qualified buyers in this market has not shrunk significantly, which continues to support stable pricing throughout the county.

Communities like Springfield, Greenbrier, White House, and Cross Plains are all seeing continued activity, with well-priced homes moving in a reasonable timeframe and overpriced homes continuing to sit and require reductions.

Prices: Stable With Continued Modest Appreciation

Home values in Robertson County have held firm through the summer and are showing continued modest appreciation heading into fall. The dramatic appreciation rates of 2021 and 2022 have normalized, but this is a healthy, sustainable market — not a market in decline. Sellers are still achieving strong prices when they price and present their homes correctly from the start.
